Concrete floor sealers and concrete floor coatings

When it comes to choosing a concrete sealer for a concrete floor you must first decide what type of finish you are looking for and the level of protection you desire. Concrete floor sealers can include penetrating sealers that leave a natural, flat finish or concrete densifiers that are used prior to polishing concrete to increase the strength and shine of the floor. Penetrating concrete sealers and concrete densifiers require little surface prep and are easy to apply. Penetrating concrete floor sealers will make oil and grease stains easier to clean.

If you are looking for a more durable product, a concrete floor coating is going to be your best bet. A concrete floor coating like an epoxy floor coating is able to protect against chemical exposure and heavy abrasions. Oil and grease will not damage the floor or the coating whatsoever and concrete dusting will be eliminated. Garage floor coatings will leave a gloss finish and they available clear or colored.

SILOXA-TEK® 8510

Best used on concrete floors to resist staining where a clear, natural finish is desired.

 

The Siloxa-Tek 8510 is best used to protect against water and to resist staining making spills easier to clean including oils and greases. Because of the small amount of solvent carrier, this high actives penetrating sealer is the deepest penetrating and longest lasting concrete sealer in the Siloxa-Tek line.

Available only in a ready to use version, two coats are easily applied wet-on-wet with a solvent rated sprayer, roller or brush. The concrete retains its natural, flat finish after sealing.

To increase the strength and performance of the Siloxa-Tek 8510, apply one coat of the Lithi-Tek 4500 five to seven days prior to sealing with the Siloxa-Tek 8510.

One coat of the Siloxa-Tek 8510 can be applied over polished concrete for added water and stain resistance

LITHI-TEK® 4500

Best used during the concrete floor polishing process if a polished concrete floor finish is desired.

 

The Lithi-Tek 4500 is a penetrating concrete densifier that can make concrete up to 50% stronger. By using the 4500 prior to polishing concrete it will make the concrete harder and will give it more of a shine to resist stains and water damage. If concrete densifier is not used during the polishing process the concrete can wear faster and lose its shine quicker.

Lithi-Tek 4500 is concentrated and needs to be mixed with distilled water prior to application. One part Lithi-Tek 4500 is mixed with 3 parts water. One coat is applied with either a sprayer or roller.

EPOXY 325™

Best used as a primer before using the Urethane 645 top coat. This durable epoxy floor coating repels chemicals, stops dusting and resists abrasions in a clear or colored semi-gloss finish

 

The Epoxy 325 is the first step in an epoxy floor coating system. This primer is applied after the concrete has been etched or grind-ed. Before applying an epoxy floor coating it is best to scarify and rough up the surface of the concrete in order for the coating to properly bond and adhere. This can be achieved by acid etching and neutralizing the concrete or by mechanically grinding the concrete with a floor grinder.

Once the surface has been properly prepped the Epoxy 325 can then be applied with an epoxy glide roller. The Epoxy 325 is available in a two component kit. Each kit contains a Part A and a Part B. Part A and Part B are mixed together with a drill or jiffy mixer.  Once Part A and Part B are mixed the Epoxy 325 must be applied within 1 hour. About 7-10 hours after applying the Epoxy 325, the Urethane 645 can then be applied as a top coat.

The Epoxy 325 is available in a clear or colored semi-gloss finish. If you are using a colored epoxy primer you are going to want to use the same color top coat. Paint chips (for decoration) or aluminum oxide (for slip resistance) can be cast into the wet epoxy and then top coated with the Urethane 645.

The combination of the Epoxy 325 primer and Urethane 645 top coat are excellent at stopping dusting, repelling oils, greases, chemicals and acids; however, they can only be used on indoor concrete floors.

If there is moisture in the concrete prior to application first use the Vapor-Tek 440.

The Micro-Degreaser 1100 can be used to degrease and remove soils and stains prior to using the Epoxy 325.

The Hydro-Etch 1000 can be used to etch the concrete prior to applying the Epoxy 325.

 

Urethane 645™

Best used as a top coat after using the Epoxy 325 primer. This durable urethane floor coating repels chemicals, stops chemicals and resists abrasions in a clear or colored high-gloss finish

 

The Urethane 645 is typically applied about 7-10 hours after applying the Epoxy 325. If more than 48 hours have elapsed since the Epoxy 325 primer has been applied it is best to lightly sand the surface of the Epoxy 325 to maximize the bond and adhesion of the Urethane 645.

The Urethane 645 is also available clear or colored and in a two component kit leaving a high-gloss finish. Each kit contains a Part A and a Part B. Part A and Part B are mixed together with a drill or jiffy mixer. Once Part A and Part B are mixed the Urethane 645 must be applied within 2 hours.

One coat of the Urethane 645 is best applied with an epoxy glide roller. The Urethane 645 leaves a high gloss finish and is extremely easy to clean. However, it can also be slippery when wet. If maximum traction is desired 46 Grit Aluminum Oxide can be cast into the wet Epoxy 325 and then coated with the Urethane 645. If lesser traction is desired a slip resistant additive can be mixed into a kit of Urethane 645.

The combination of the Epoxy 325 primer and Urethane 645 top coat are excellent at stopping dusting, repelling oils, greases, chemicals and acids; however, they can only be used on indoor concrete floors.

Because of VOC restrictions in the State of California, the Urethane 645 cannot be used. A California compliant version of the Urethane is available for use in California, Urethane 645-CA.

Vapor-Tek™ 440

Best used on concrete floors that have moisture issues prior to installing flooring to protect the flooring from failing

 

If a concrete floor has a high moisture content the Vapor-Tek 440 is the product to use. This two-component epoxy coating is designed to reduce moisture vapor emission rates of up to 20lb/24hr/1000ft. If you are going to be installing carpet, tile or wood this is the product to use to prevent any moisture from traveling and dis-bonding the flooring. It is also an excellent choice to use the Vapor-Tek 440 as a primer before installing an epoxy floor.

Each gallon will cover up to 100 square feet at 17 mils thickness and will leave a clear, gloss finish. Part A is mixed with Part B prior to application and installed with an epoxy glide roller. The Vapor-Tek 440 will stop dusting, can be applied to concrete as little as 10 days old and only requires one coat.

The Vapor-Tek 440 does have a short pot life which means once Part A and Part B are mixed together it needs to be applied within 30-40 minutes. Once the pot life has been reached the product can no longer be applied. The Vapor-Tek 440 is dry and ready for foot traffic within 24 hours and fully cured in 3-7 days.
